Things to consider before you rent a restaurant

 

We’ve been letting restaurants for decades, so we’ve learned a thing or two. If you need some advice while you’re finding your ideal restaurant to rent, here are the main things you’ll need to consider:

 

Is bigger always better? Yes, you want as many customers as you can fit through the doors. But does the size of the space fit the mood of the food? Matching the mood of your guests is a key component of the whole dining experience. So while you’re thinking about the head count, try also considering how the space feels.

 

Give yourself room to grow. If a perfectly proportioned, intimate café is right for your business, great. But if you have plans to expand in the future, you’ll need space to do it – without running up against restrictive red tape. Pay attention to local planning laws and ensure they’ll give you the flexibility you need to grow in the future.

 

Location. Yes, we know – but have you considered this? Finding the right location will be your top priority, of course. Footfall is important to every restaurant owner, but are you trying to capture the right kind of footfall? How much research have you done into your target demographic? Do customers in your hotspot tend to want a quick bite or a sit-down meal? Will they want your particular type of cuisine?

 

Parking. Eating out is all about convenience, so having a place to park your car is a must. If you’re based in the heart of the city, you may want to look for a nearby pay-and-display.

 

Just starting out? A lot of start-up restaurants simply don’t have cash to spare. If this is you, your new restaurant space should reflect your own eagerness to watch the spending. How is the space for energy efficiency, supplier access and ventilation to save on fans, and so on?
